The October to December quarter is your biggest trading period and it is the only quarter with no agent extension — due 28 February regardless. If you lodge monthly, the activity statement is due on the 21st of the following month. The December statement is the exception — businesses under $10 million turnover reporting GST monthly through an agent have until 21 February.

Whether you need to be registered for GST at all depends on your turnover and how the property is being used. It is worth getting a clear answer on that before the first BAS rather than after.
